Real estate is a state-specific industry, and each state has its laws/licensing requirements. This means that before you can establish yourself in a new state, you need to understand the laws of that state and get your real estate license for your new home state. But none of this has stopped Derek Cavan from building a solid brand in the real estate brokerage industry.
Derek has cemented his spot in real estate and is a sought-after real estate broker in Las Vegas specializing in residential real estate. He is the founder and CEO of one of the leading real estate agencies in Las Vegas, Squared Realty. Here is his story.
When we interviewed Derek, he said that real estate was something that he had always wanted to do. Even after moving to a different state, he knew he had to open up a new brokerage in another state since his Florida real estate company was growing so quickly.He wanted to have east and west coast locations and Las Vegas,NV was the perfect choice no matter the costs and to continue serving his clients in multiple states.
Derek Cavan has been a real estate broker for 15+ years. He worked in the Florida real estate market for many years helping his clients get their dream properties in South Florida, Palm Beach, Fort Lauderdale, and Miami Dade.
He was even offered an interesting proposition by one of his clients, to work on a project that received national press recognition. Derek was contracted to rebrand a run-down restaurant and nightclub, and he had to renovate and sell it in less than one year. Derek and his team managed to turn the place into an upscale nightclub and sold the property, grossing millions of dollars in revenue. The project was featured on the #1 late-night talk show in the US.
His marketing skills and great understanding of real estate has made it easier for him to transition and become an industry leader in Las Vegas. But the journey was not as easy as he thought it would be.
Derek said that finding his way in the Las Vegas real estate market was a challenge. He had to be a regular real estate agent for one year before taking his test and getting his broker’s license. Today, Derek is a well-known real estate broker in Las Vegas and knows the Valley more than people who have lived in the area for 20+ years.
“Moving to a new state can be hard for a real estate broker as real estate laws vary by state, and to continue your practice in each state, you need to understand the laws of your new home state,” says Derek. However, it doesn’t mean it’s impossible to establish a successful real estate career in a different state because Derek has made his transition extremely successful with Squared Realty.
His advice is to invest in your goals and stay ahead of market trends as it will greatly help you get the best rates as an investor, buyer, or broker and build a successful venture.
The real estate market fluctuates all the time as new trends emerge. If you are interested in buying a home, the best advice is to choose a home where you are comfortable with the monthly payments. If you can afford the monthly payment, it’s in your price range, and you have a fixed mortgage rate, don’t worry about the market and enjoy your new home, says Derek.
