Since 2019, Rudy Kusuma has been asked the question, ‘Why is your company called ‘Your Home Sold Guaranteed Realty?’ quite a lot. He launched Your Home Sold Guaranteed Realty with two reasons as to why he named his company this particular name.
The company name is his ‘Unique Selling Proposition’, or ‘USP’. And as all great entrepreneurs know, your USP is your brand and your brand is your USP. In short, it’s an exclusive, magnetic, consumer-centered, benefit-rich brokerage name.
The second reason it is called Your Home Sold Guaranteed Realty is that it allows for risk reversal. The performance guarantee ensures that the home in question will sell, and if it doesn’t, the company will sell it for free.
“It’s all about the value,” Kusuma said. “The more you add value for people, the more money you’ll make. The solo agent model is impossible, but the Quantum Leap System helps agents build teams that can do the impossible.”
After years of experience playing “by the book” when it came to real estate, Kusuma uses the aforementioned franchise prototype term, Quantum Leap System, which helps real estate agents develop their own $4 million GCI teams without jumping all the old-school hoops that agents in decades past have had to.
There is No ‘I’ in Team
Shortly after becoming a realtor himself, Kusuma learned that realtors do too many jobs at once – rendering them inefficient and, at times, burned out. This is why new realtors need to learn the art of compartmentalization, prioritizing tasks which will help with efficiency in major ways.
“If you’re a one-person show and you think you can do all these jobs, you’re going to burn out. Machines don’t get sick, but people do,” Kusuma said. “I know I’ve said it before, but I always think I need to repeat it: the solo agent model is impossible.”
Kusuma knows this better than anybody.
When he got his real estate license in 2007, he spent his time cold-calling and knocking on doors. Unsurprisingly, these types of sales calls didn’t work out for Kusuma. The Power of Reverse Prospecting Through Tech
The first key to building a robust real estate empire is to utilize what Kusuma calls ‘reverse prospecting’. He discovered this strategy in his early days as a real estate agent, when, instead of hitting the pavement in search of clients, he advertised a game night for investors and watched as his clientele grew. In short, he let his clients come to him and it worked.
“Because we focus on reverse prospecting, our focus is only on serving the client,” Kusuma said. “Most real estate agents spend 70-80-percent of their time prospecting, but that’s not normal for most other industries. I started to figure out how to attract customers instead of chasing them.”
Within the first month, he had 15 clients and more work than he could handle.
So he decided to spread the love.
“I was working in a Coldwell Banker office at the time, and I asked the other agents if they wanted to partner up with me to share the workload,” he said. “All of them said ‘yes’ and that was my first team. Just like that.”
Kusuma taught the other agents everything he had learned about reverse prospecting — how to attract clients to you instead of beating the pavement looking for them. This technique is an absolute no-brainer, he explains. It allows hard-working realtors to work smarter, not harder.
